What has changed: the official postponement to 2030
You may have heard about the obligation to install a programmable thermostat in your home by 2027. For our partner homeowners in Jonzac and the communes of Haute Saintonge, here’s some important news: this deadline has been officially postponed to January 1, 2030 by decree no. 2025-1343 of December 26, 2025, published in the Journal Officiel.
This three-year postponement applies to all existing homes, whether primary residences, second homes or seasonal rentals. The aim is to give owners and building professionals greater flexibility in their planning.
Important: the obligation remains unchanged for new buildings for which planning permission is required on or after January 1, 2027.
What exactly does the law require?
Contrary to what many websites suggest, it is not mandatory to install a connected thermostat, i.e. one that can be controlled from a smartphone. The law simply requires a system capable of automatically regulating the temperature room by room, according to a minimum hourly step.
Three types of device are accepted:
- Programmable thermostat: the most affordable, it lets you set heating times to suit your lifestyle.
- The connected thermostat: remote control via an app, ideal for second homes and landlords.
- Smart thermostat: learns your habits and automatically optimizes consumption.
Please note: if your radiators are already fitted with thermostatic valves for precise room-by-room programming, you may be exempt from this requirement.
Second homes and vacation rentals: an opportunity opportunity
For owners of second homes or short-term rentals in Jonzac, Pons, saintes, Montendre, etc., these regulations represent much more than an administrative constraint.
A programmable or connected thermostat is :
- 10 to 15% savings on your heating bill, according to ADEME (French Environment and Energy Management Agency)
- Controlled temperature between two stays, avoiding humidity and deterioration
- Immediate comfort for your residents from the moment they arrive
- An argument for increasing the value of your property on platforms such as Airbnb or Abritel
- A potentially higher ECD rating, which directly impacts the value of your assets

To date, there are no official penalties for homeowners who fail to comply with this obligation by 2030. However, experience with previous regulations, notably the DPE, shows that checks and penalties always come later.
It’s better to anticipate calmly than to suffer in a hurry.
